3. What Data Is Collected
3.1 Server Log Files
When you visit this website, technical data is automatically collected (server log files). This includes: browser type and version, operating system, referrer URL, hostname, time of server request, and IP address. This data is not merged with other data sources.
3.2 Contact Form
When you contact Terra Mia Immobiliare via the contact form, your details (name, email address, message) are stored to process your inquiry. This data is not shared without your consent. Processing is based on Art. 6(1)(b) GDPR (pre-contractual measures).
3.3 Registration (Owner Account)
When you create an owner account, Terra Mia Immobiliare processes the data you provide (name, email address, phone number and address, as well as a password stored in encrypted form) to provide the protected login area and to manage your properties. The legal basis is Art. 6(1)(b) GDPR (performance of a contract). You can have your account deleted at any time.
3.4 Reviews
Advertisers with at least one published listing can write a review of the listing platform in their account. They submit stars, text, first and last name, e-mail address and, if given, country; Terra Mia Immobiliare stores these details together with the account. Published — on the basis of your consent (Art. 6(1)(a) GDPR) — are the stars and the text with first name, initial of the last name, country if given, and month of the review, on the Terra Mia Immobiliare property portals for Sicily, Sardinia and Calabria. The e-mail address is never published; it serves to match inquiries about your review. The review is kept until you withdraw your consent, informally by e-mail to info@terra-mia.immo; it is then deleted.
3.5 Advertiser contact details on a listing
Advertisers can have their phone number or a WhatsApp contact shown on their listing. This happens only if they explicitly choose it in their profile or when publishing. The legal basis is Art. 6(1)(a) GDPR (consent). Consent can be withdrawn in the profile at any time; the number then disappears from the listing within a few minutes. Without this choice, neither the name nor the phone number appears on the listing.
4. Hosting
This website is hosted by an external service provider. Personal data collected on this website is stored on the host's servers. A data processing agreement has been concluded with the host.
4.1 OpenStreetMap map service
Some pages, such as property, listing or destination pages, can show a map from OpenStreetMap, a service of the OpenStreetMap Foundation (OSMF), based in the United Kingdom, contact: privacy@osmfoundation.org. The map does not load automatically. Only when you click "Load map" (on a search with a map view, "Map view") does your browser request the map tiles from OSMF servers. Your IP address and technical details of the request, for example the browser type and the referring page, are then transmitted to the OSMF. The tiles come from a worldwide network of cache servers, and the OSMF content delivery network determines which server responds. Data may therefore also be transferred to countries outside the EU whose level of data protection does not match that of the EU. The legal basis is the consent you give with the click (Art. 6(1)(a) GDPR; for transfers to third countries, Art. 49(1)(a) GDPR). Terra Mia Immobiliare records your choice only in the storage of the open browser tab (sessionStorage), sets no cookie for it and collects no data itself in doing so. When you close the tab, the record is deleted and the map loads only after a new click. Without your click, no data is transmitted to the OSMF.

6. Social Media
Terra Mia Immobiliare maintains publicly accessible profiles on social networks to inform you about its services. On these profiles it publishes exclusively its own marketing content (images, videos and accompanying text) via the official application programming interfaces (APIs) of the respective networks. Only this self-created content and its own access credentials are transmitted to the network operator, never personal data of the visitors of this website. No social media plugins, pixels or tracking cookies of these networks are embedded on this website.
If you visit the profiles of Terra Mia Immobiliare or interact with its posts (e.g. by viewing, liking, commenting or sharing), the respective network operator processes the resulting data in accordance with its own privacy policy, as a separate or joint controller depending on the platform. Terra Mia Immobiliare has no influence on the nature and scope of this processing. The legal basis for its own publishing activity is Art. 6(1)(f) GDPR (legitimate interest in public presence and reach).

For the statistical data ("Insights") generated through interactions with its Facebook and Instagram profiles, joint controllership pursuant to Art. 26 GDPR exists with Meta. Terra Mia Immobiliare operates its LinkedIn profile via the application programming interface of LinkedIn Ireland Unlimited Company, Wilton Place, Dublin 2, Ireland. For the page statistics ("Page Insights"), joint controllership pursuant to Art. 26 GDPR exists with LinkedIn. Any transfer to the USA takes place on the basis of the EU-US Data Privacy Framework.

6.3 TikTok
Terra Mia Immobiliare publishes to its TikTok profile via the TikTok Content Posting API. The operator of the platform is TikTok Technology Limited, 10 Earlsfort Terrace, Dublin 2, D02 T380, Ireland. Processing may also take place outside the European Union; TikTok bases third-country transfers on the European Commission's Standard Contractual Clauses.

For profile views and clicks on posts, Terra Mia Immobiliare receives only aggregated statistics from Google.
