Advertisers in another EU country with a confirmed VAT ID, and advertisers based outside the EU, receive the invoice without German VAT — for the same amount. Details in the questions below.

Frequently asked questions about pricing
What does a listing cost in 2026?
A single sale listing and the agency plan cost different amounts; both figures are in the price overview above. With the promo code START2026 the fee for a sale listing published during 2026 is waived in full. There is no sales commission and no further fees.
Does the listing renew automatically?
No. Every option expires automatically at the end of its term; there is no automatic renewal and no silent extension. A new listing can be published at any time.
When is payment due?
Not at registration. The property is first entered as a draft in the listing wizard; payment only becomes due when it is published.
What happens once the term ends?
The listing stops being shown and does not renew automatically. A new listing with a new term can be published at any time.
How do the invoice, VAT, and reverse charge work?
The price shown is the amount charged — in every case. It includes 19% German VAT, because Terra Mia Immobiliare is seated in Germany. The invoice is issued without German VAT in two situations: for advertisers in another EU country who supply a VAT ID that is confirmed during checkout — they then account for the tax in their own country (reverse charge, § 13b UStG) — and for advertisers based outside the EU, business and private alike. A VAT ID supplied only after checkout means the invoice has to be cancelled and re-issued.
